• Open Escrow (if our Buyer) forward buyer's
deposit to title
• Work closely with the escrow officer, loan officers and the agent and
transaction coordinator working on the other side of the transaction
throughout
• Maintain your file during the escrow
• Keep a communication Log
• Send an introductory letter, Transaction Information list detailing
all person's involved in the transaction and their information, Calendar
of Events to keep everyone aware of deadlines and important dates to
your client and the other agent, title officer, and the loan officer
upon receipt of the file
• Track key dates and calendar items per the contract (Contingency
Removals, Inspection times and dates etc)
• Remind you and the other agent of the contingency removals and
calendar items
that become due
• Schedule/Order inspections and notify your client and the other agent
of the schedule follow up on receipt of inspection reports, disclosures
and any other needed documentation

• Give pay off information for your Seller
• Order geological reports, home warranty etc.,
(as per contract)
• Doc U Sign documents
• Win Form/Zip Form documentation preparation
• Forward all paperwork, reports,
disclosures to client for signatures (if you
choose to have that done)
• Forward all applicable disclosures to the other agent OR request
disclosures
from the other agent
• Clerical services in connection with specific transaction
• Prepare a Term Sheet and Broker Demand for you to review then send to
title
• Ensure that your file is 100% complete and in compliance per DRE
Regulation at COE
• At the Close of Escrow, will provide your Broker, yourself and your
client with a paper file as well as burned CD's of the entire completed
file
• Turn the file into the Broker at COE |
